- The range is not 80901–80951. There is no 80940, 80943, 80944, 80945, or 80948, and the numbering runs up to 80997. Nearly every list published online gets this wrong.
- Zip codes are mail routes, not neighborhoods. They ignore city limits, they get redrawn, and a single subdivision can sit in two of them. Use them to narrow a search, never to define one.
- 80918 is the most populated at 47,453 residents. 80928 is the largest by area at 298 square miles. 80924 is growing fastest, from 15,058 residents in 2020 to roughly 27,900 today.
If you searched for this, you probably want one of two things: to work out which part of town a listing is actually in, or to build a mental map of the city from the outside before you move here. Both are reasonable and both are badly served by what is currently online.
We checked the top-ranking zip code pages for Colorado Springs before writing this one. Several are wrong in ways that would actively mislead a buyer. One page currently on Google's first results page places the Broadmoor in 80902, Peterson Space Force Base in 80938, and Banning Lewis Ranch in 80924. None of those are correct. So we rebuilt the list from USPS records, Census figures, and Pikes Peak MLS sales, and we flagged the places where our own numbers are shaky.

80939 shows an average sale price of $474,243, but the 2020 Census recorded no residents there and estimates put it around 62 people today. A brand-new zip absorbing new construction can produce sales without much population, but those two figures sit oddly together. Treat it as directional.
80938 has the same character, with 421 residents at the 2020 Census, roughly 1,600 now. Averages in very new, very small zips swing hard on very few transactions.
Why zip codes are a poor way to shop for a house here
We say this to clients constantly, so it is worth saying plainly. A zip code is a route the Postal Service drives. It was never designed to describe a place to live, and in Colorado Springs the mismatch is unusually wide.
80906 is the clearest example. It contains the Broadmoor, where current asking prices average near $1.1 million, and it also reaches down into Southgate and Stratton Meadows, where the housing stock is older, smaller, and priced accordingly. Same zip, two school districts, and a spread of roughly a million dollars. A buyer filtering by 80906 is not narrowing much.
School boundaries make it worse. 80918 is split between Academy District 20 and Colorado Springs D11. 80923 splits between Academy 20 and Falcon D49. If schools are part of your decision, the zip code tells you very little. Run the specific address through the district's own lookup before you write an offer. Academy 20 publishes one here, and every other district does the same.
And several zips are not really places at all. Thirteen Colorado Springs codes are PO Box only, with no street delivery. Eight more are assigned to a single high-volume recipient, meaning a company or an agency rather than a neighborhood. 80914 in particular still shows up on listing sites as a residential Peterson zip. It is not, and it has not been for some time.
What each part of town is actually like
The north side: 80918, 80920, 80921, 80924, 80908
Newer construction, Academy District 20, and the highest sale prices of any part of the city. Briargate, Northgate, Flying Horse, Wolf Ranch, Cordera, Pine Creek, Gleneagle. 80921 averages $802,516 and 80924 $682,061. 80908 covers Black Forest, where you are buying acreage rather than a subdivision lot, and current asking prices there average north of $1.4 million, across an enormous range.

The west side: 80904, 80919, 80926
Older housing with more character, closer to the mountains, and a genuinely different feel from the north. Old Colorado City, Rockrimmon, Mountain Shadows, Peregrine, Kissing Camels, Pleasant Valley. 80904 averages $629,046 and 80919 $622,492. Old Colorado City carries the highest price per square foot of any neighborhood we track at $354. You are paying for walkability and for lots that cannot be replicated. 80926 is rural: 78 square miles and about 1,500 people.

The southwest: 80906
The Broadmoor, Cheyenne Mountain, Broadmoor Bluffs, Skyway, Southgate. Most of it falls in Cheyenne Mountain D12, which scored 84.3% of available points on the state's 2025 district performance framework. 80906 averages $719,886 across a very wide range of housing.

The growth corridor. Stetson Hills, Springs Ranch, Banning Lewis Ranch, Claremont Ranch, Cimarron Hills. Newer homes, mostly Falcon D49, and the easiest access to Peterson and Schriever. Averages run from $381,799 in 80915 up to $493,270 in 80927.
The honest caveat: Powers Boulevard is the spine of this side of town and it currently functions as a highway with more than a dozen traffic lights on it. The northern extension is targeted for 2030 and the southern extension does not yet have construction funding. If you work downtown or on the west side, drive it at 7:45 on a weekday morning before you commit to anything out here.

The Old North End carries the highest asking prices of the historic neighborhoods at over $1 million; Patty Jewett sits around $517,000 asking at the same $346 per square foot, which tells you the gap is house and lot size rather than a location premium.

The lowest average sale prices in the city, from $323,522 in 80910 to $461,511 in 80925, and the shortest drive to Fort Carson's gates. Security-Widefield, Pikes Peak Park, Lorson Ranch, Stratmoor. Harrison D2, Widefield D3, and Fountain-Fort Carson D8 each serve parts of it. VA financing is common in this part of town and goes a long way at these price points.
One thing to check on any address, in any zip
Colorado Springs sits on expansive claystone, and in places the bedrock beds are tilted steeply enough that wetting can heave a narrow ridge of ground sharply upward while ground a few feet away barely moves. The Colorado Geological Survey has mapped the areas most susceptible to this, and they run through the west and southwest side of the city, but expansive soil occurs broadly across El Paso County, including in new east-side subdivisions, and the Survey is explicit that risk varies considerably even within a mapped zone.
The practical takeaway: this is a parcel-level question, not a zip-level one. Two houses on the same street can sit on different beds. Order a structural engineer's evaluation rather than relying on a general home inspection, ask for the original soils report, and look at the drainage and grading around the foundation, because moisture change is what actually triggers movement.
